So, now the question is how much should you spend on a house? The conventional way to calculate this is to add all your income, and ensure that your housing expenses, like mortgage payment, house owner insurance, and property tax doesn’t exceed a certain amount. The average limit used by many lenders is 28% of the gross monthly income. A few financial advisers recommend limiting your expenses at 25%, while the others suggest extending it to 33% or more. These limits apply, only if you don’t have other debts. Most of the lenders don’t want your total mortgage and debt payments to exceed 36% of your income.
The lenders would reduce the size of the mortgage for which you qualify, if it exceeds that limit. If you are confirmed on buying a house, then figure out how much more you have to pay each month for the new house, and start living from now on thinking you are shelling out that amount. If you are able to live comfortably for six months, then you can afford to buy that house.
